What fees are associated with renting?
When you are renting a house, you are responsible for the following fees:

  • Bond or deposit
  • Monthly rent
  • Council tax
  • All utility costs
  • Contents Insurance
  • Day to day maintenance costs, for example gardening and cleaning

What maintenance am I responsible for?
You will be responsible for all day-to-day maintenance of the property, but nothing structural. For example, it is your responsibility to ensure the property and its fixtures and fittings are kept in clean and good working order.

Do I need to get insurance?
Whilst you are not legally obliged to have contents insurance, it is highly advisable to make sure you are protected against accidents, damage and theft. ONE Mortgages, Protection and Estates have access to a huge range of protection options, so get in touch if you have any queries.

Will I need to get a credit check as a tenant?
Your landlord will not necessarily want you to be credit checked, but will almost certainly want to obtain a reference, for example from a previous landlord. If they do want to carry out a credit check, they must only do so with your permission.

What are my rights as a tenant?
Here is a useful checklist describing your rights as a tenant. Please note this is correct as of November 2021:

  • You are entitled to live in a safe and secure property.
  • You have the right to access all safety and efficiency reports,
  • You have the right to live in the property without undue interference from your landlord or their agents.
  • You are entitled for all utilities to be provided to your property.
  • You have the right to a minimum of two months’ notice of eviction.
  • You have the right to pay the same rent for the period of the fixed-term tenancy, unless there is a clause that says otherwise in your contract.
