How long does the sales process take?
The length of the sales process is often governed by the complexity of the sale. For example, if there is no-one else in the ‘chain’, and the house value is low, then you could expect to complete in as little as eight weeks. However, a lengthy chain involving high-value or protected properties could take up to four months, or even longer. Will I need a solicitor?
You will need a solicitor to help you sell your house. It is their job to liaise with the solicitor representing the buyer, and make sure all the documentation is in place. If you do not already have legal representation, ONE are able to advise on a solicitor to best fit your needs.

What costs are associated with selling a house?
If you are selling a property but not buying, you need to take into consideration the following potential costs:

  • Estate Agency fees
  • Solicitor fees
  • Broker fees
  • Energy Performance Certificate (EPC)
  • Removal fees

If you are also buying a property, you will also need to factor in the following potential fees:

  • Survey costs
  • Valuation fees
  • The cost of protection and insurance
  • Stamp Duty (also known as Stamp Duty Land Tax, or SDLT)
  • Any mortgage fees associated with the mortgage you will take out

Is the highest offer always the best?
Not necessarily; other things to bear in mind are:

  • How reputable are the purchasers?
  • How long is their ‘chain’?
  • How is the offer being financed?
  • A lower cash offer may be better, particularly if you want a quick move
  • First Time Buyers again may offer less, but should be able to speed the process up

Should I carry out repairs and upgrades to my property prior to listing?
A house which is well-presented stands a chance of selling more quickly and for the best price. This means tending to the garden, carrying out obvious repairs, basic decoration and cleanliness. However, don’t be tempted to put your decorating and design preferences on a house if you are going to redecorate prior to selling. Often the most neutral and light colours will be most attractive.
