What is the best mortgage for me?

Do I pay estate agents fees?
You will pay an estate agent a fee if they are selling your house; you will not pay fees when you purchase a house. Different estate agents charge different rates, but bear in mind you should get better service the more you pay.

Will I need a solicitor?
You will need a solicitor if you are moving house, often referred to as ‘conveyancing solicitors’. If you do not already have legal representation, ONE Mortgages, Protection and Estates are able to advise on a solicitor to best fit your needs.

What costs are associated with buying a house?
If you are buying a property, you need to take into consideration the following potential costs:

  • Solicitor fees
  • Survey costs
  • Valuation fees
  • Broker fees
  • The cost of protection and insurance
  • Stamp Duty (also known as Stamp Duty Land Tax, or SDLT)
  • Any mortgage fees associated with the mortgage you will take out
  • Removal fees

How do I find out more about the area I’d like to move to?
There are many ways of finding out about a local area online. This can tell you about education, property prices, crime rates and more about your potential new neighbours. However, nothing beats taking some time to visit the street and area you are thinking of moving to. How noisy is the street? Are the houses close by well looked after? Are houses and services being developed in the local area?
